1. Introduction

By using www.picnicrock.co.za (Website) or making a reservation with Picnic Rock (PTY) Ltd (Picnic Rock), you agree to these Terms and Conditions. If you do not agree, please do not use this Website or book accommodation.

2. Amendments

Picnic Rock reserves the right to amend tariffs, terms, and rules without prior notice.

3. Intellectual Property

All content on this Website is owned by Picnic Rock and may not be copied, reproduced, or distributed without permission.

4. Disclaimer of Liability

Picnic Rock is not responsible for errors, omissions, or the safety, reliability, or accuracy of Website content. Guests stay at their own risk and waive claims against Picnic Rock for injury, loss, or damage.

5. Force Majeure

Picnic Rock is not liable for service failures due to circumstances beyond our control, such as natural disasters, strikes, or government regulations.

6. Privacy Policy

Guest information is used only for booking purposes and will not be shared or sold. Picnic Rock may collect anonymized Website usage data for analytics.

7. Right of Admission

Picnic Rock reserves the right to refuse entry or accommodation without explanation.

8. Guest Conduct

Guests must respect property, staff, and other guests. Disruptive behavior, including excessive noise, illegal activities, or refusal to follow management instructions, may result in eviction without refund.

9. Property Damage & Liability

Guests must use the property responsibly. Any damage will be charged to the guest’s credit card. Guests are responsible for their own safety and that of any visitors they invite onto the premises.

10. Subletting & Occupancy

Subletting is strictly prohibited. Only registered guests may stay overnight. Unregistered guests will be charged or may result in eviction without refund.

11. Booking & Payment

Reservations require full payment to be confirmed. Deposits are non-refundable unless otherwise specified. Rates are subject to change and are charged in South African Rands (ZAR).

12. Check-In & Check-Out

• Check-in: From 14:00 (early check-in subject to availability and possible charges).
• Check-out: By 10:00 (late check-out subject to availability and additional charges).
• Late departures without prior approval will incur an extra night’s charge.

13. No-Show Policy

No-shows will be charged the full booking amount. Late arrivals do not qualify for refunds on missed nights.

14. Cancellation Policy

• Cancellations must be submitted in writing.
• Refunds are subject to a 15% admin fee.
• Full refund if canceled at least one month prior to arrival.
• No refunds for Peak Season cancellations made less than two months before arrival.
• No refunds for curtailing a stay after check-in.

15. Smoking & Pet Policy

• Smoking is prohibited inside all units. Violation results in immediate eviction without refund and a cleaning fee.
• No pets allowed. Violation results in immediate eviction without refund and a cleaning fee.

16. Parking

One parking space per unit is provided. Parking is at the guest’s own risk. Picnic Rock is not responsible for vehicle theft, loss, or damage.

17. Accessibility

Units are wheelchair accessible; however, beach access is via stairs and walkways.

17. Wi-Fi Usage

Complimentary Wi-Fi is provided via a fiber connection. Connectivity is not guaranteed. Illegal or prohibited activities using Wi-Fi are not allowed and may result in disconnection and/or eviction.

19. Lost & Found

Items found will be stored for three months. Picnic Rock is not responsible for lost, stolen, or forgotten items.
